NOTICE: Effective June 22, 2022 the Miami County Sheriff’s Office will conduct the sale of all real estate subject to foreclosure on the “Official Foreclosure Auctions Site” operated by Realauction.  This new process is per contract between Realauction and the Ohio Department of Administrative Services.

For detailed information on electronic foreclosures sales and bidder training, please contact Realauction at (877)361-7325, customerservice@realauction.com, or https://www.realauction.com.  Our electronic foreclosure auction web address will be found at https://miami.sheriffsaleauction.ohio.gov/ and will be available for registration starting May 22, 2022.  Please note that it is the responsibility of any prospective bidder to familiarize themselves with the new procedures.

Important Training Information

Sheriff's Sales Procedures Until June 22, 2022

Sheriff’s sales for foreclosure and tax delinquent properties will be held every Wednesday at 10:00 A.M. in the lobby of the Miami County Sheriff’s Office located at 201 W. Main Street, Troy, Ohio. (Please bring a completed buyer form with you to the auction. It can be found in Related Forms to the right.)

Sale notices are published weekly on Friday in Miami Valley Today. Properties listed for auction are NOT open for inspection or tours. The Sheriff’s Office does not fax or mail information regarding the sale of properties. Copies of sale lists are available through the records section and can be obtained Mon-Fri from 8:00 am- 4:00 pm.

In accordance with House Bill 390 a successful 3rd party bidder must be prepared to put down a deposit (check/money order) of:

Appraised value of property Amount of deposit
 </= $10,000 $2,000
 >$10,000 </= $200,000 $5,000    
 >$200,000 $10,000

If the judgement creditor purchases they shall not be required to make a deposit per ORC 2329.11
